Welcome to the website of TSD Construction (“Company,” “we,” “us,” or “our”). These Terms and Conditions (“Terms”) apply to your use of tsdsacramento.com and explain how we handle estimates, contracts, and projects. If you do not agree with these Terms, please do not use this website.
TSD Construction provides residential construction and remodeling services throughout the Greater Sacramento Area, including Pocket, Greenhaven, Land Park, Hollywood Park, Curtis Park, and Midtown. Services include:
All work is performed under California Contractors State License Board (CSLB) License #965822, classifications B (General Building) and C-27 (Landscaping).
Estimates. Estimates are free. Any pricing shared on this website, by phone, or by email is preliminary. It is not binding. Final pricing is set in your written estimate after we evaluate the project in person.
Written contracts. Work is performed under a written contract as required by California law. Your contract will state the price, scope of work, payment schedule, project timeline, and any warranty. If these Terms and your signed contract conflict, your contract controls.
Changes to the work. If you request changes, or we find conditions that change the scope or price, such as hidden dry rot, we will document them in a written change order and get your approval before doing the additional work.
Permits and inspections. Permits and inspections required for your project are handled as stated in your contract.
Replaced parts. You may keep any parts or equipment we replace. Just ask.
Financing. Financing is provided by third-party lenders under their own terms, which are provided when you apply.
Project schedules. We work hard to keep projects on schedule. Weather, permits, inspections, material availability, and site conditions can cause delays. We will keep you informed if your schedule changes.
Cancellations. Your right to cancel a signed contract is explained in that contract. Please give at least 24 hours’ notice to reschedule a site visit or appointment.
Our workmanship. Our workmanship warranty is stated in your contract.
Manufacturer warranties. HVAC equipment, roofing, windows, and other materials are covered by their manufacturer’s warranty. We are happy to help you file a warranty claim.
Existing conditions. Older homes can have hidden dry rot, water damage, outdated systems, or code issues we did not create. We will tell you about conditions we find. We are not responsible for pre-existing problems that our work did not cause.

These Terms are governed by the laws of the State of California. Disputes will be handled in the state or federal courts located in Sacramento County, California. Either party may bring a claim in small claims court if it qualifies.
We may update these Terms from time to time. The “Last Updated” date shows when they last changed. If any part of these Terms is found unenforceable, the rest remains in effect.
